A few notable trends from 2015 so far in our market:

The market is stable - Total volume sold (all markets and types) is up 9% from the same time last year; average sale price is up 5%; and median sale price is up 6%. These numbers suggest that growth is steady and improving at generally the same rate as the overall domestic economy.

Our market is as segmented as ever - A lack of inventory is limiting the number of single family home sales in several historically popular areas (Silver Springs, Old Ranch Road, Pinebrook). However, condominiums and vacant land have seen robust interest and sales. Certain areas, like Canyons and Sun Peak, have also seen tremendous micromarket growth.

Staging can make a big difference when selling your home. Here are some tips from professional designers:

Don’t get too personal: Staging is all about de-personalizing the space, and creating a model home look that will appeal to most everyone. Don’t create a look that appeals to just you.

Avoid dark colors: Choose neutral or warm colors. A few coats of fresh paint will make a huge difference.

Take advantage of natural light: Blocking off light with heavy curtains or furniture can hurt your sale—especially if the home has attractive views.

Don’t think more is better: Scale down your furniture. The size of furniture needs to be in balance with the scale of the room. Furniture should define the purpose of the room.

Today’s sophisticated homebuyers are seeking green features partly for ethical reasons and partly for cost efficiency. Incorporating green features and sustainable tactics is an inexpensive way to add value to your house.

Here are some cost effective eco-friendly upgrades to incorporate in your home:

-Replace all the light bulbs in your home with CFLs or LEDs.

-Seal, upgrade and insulate (it can reduce your annual heating bill by $100 according to Department of Energy figures).

-Consider upgrading to energy-efficient appliances. (There are tax deductions and rebates that make this more affordable. Modern appliances can be a very attractive selling point.)

-Tankless water heaters are known for energy efficiency and water conservation.

Marketing

Homes that are marketed well attract more buyers. Our professionals utilize cutting edge marketing resources, such as social media outreach, online lead generation, e-marketing, and traditional print media to showcase listings. 90% of home buyers come because a buyer’s real estate agent suggested the home. As an owner without representation, buyer’s agents are less likely to know about your property, making it harder to achieve a successful and timely sale.

Over or Under Pricing

Setting the right price is crucial. As a non-Realtor® you risk pricing your home inaccurately, which can result in a lack of buyer interest or decreased return on investment.

Sustainable green builds are more than just positive for ecosystems and your finances; they’re also beneficial for your health. In his keynote address at the latest Green Building conference in New Orleans, famed guru, Deepak Chopra, discussed the measurable ways in which "green" builds and features support health. The entire conference focused on inhabitant health, which has become the latest reason to embrace green building.

Green building has become a huge selling point as both a mark of a sophisticated, newer build and as a money-saver.
